What exactly does Objection Experts do?
We provide advice and prepare professional planning objection letters that target material planning grounds, reference policy, and request refusal, and if relevant, design alterations or robust conditions.
How do you start a new instruction?
Share the application reference number, name of the Local Authority and a brief outline of your concerns. When we have this information, we will provide a free, no-obligation assessment of the application.
This involves looking over the application on the Council’s website, outlining what the strongest reasons for objection are in line with Local and National Planning Policy, and providing an up-front, fixed fee if you want to instruct us to provide a full objection letter for you.
What are your typical turnaround times?
Typically, we will provide your initial consultation on the same day, and once instructed, we will provide a first draft within a week. Following this, we can continue making changes to the objection until it is time to submit it to the Council.
What happens if plans are revised?
We review the changes, advise on impact, and submit follow-up comments in an addendum letter within any consultation window. This may attract a small additional fee, depending on the scale of revisions made.
Who is the service for?
Private homeowners, neighbours, residents’ groups, parish and town councils, businesses affected by nearby development, and ward councillors seeking expert input. If you are concerned about a planning application in your local area, we will be able to help!
What is included in a standard objection letter?
Context and site appraisal, policy review, analysis of key harms, targeted reasons for refusal, proposed conditions or design changes if relevant, and a clear conclusion written by an RTPI Chartered Town Planner.
Do you provide fixed fees?
Yes, all fees are fixed, with no additional or hidden fees after instruction.
Can you work to very short deadlines?
Yes. We triage the case immediately and confirm what can be achieved within the time available.
What is your success rate?
Over 60% of the applications we submit planning objections to are refused, withdrawn or altered to our clients satisfaction.
