Real Reviews from our Satisfied Clients.

“Owen provided an excellent service, responding to our tight deadlines with a comprehensive and well-reasoned objection to our neighbours’ planning application. He displayed an impressive understanding of local and national planning policy which fully addressed our concerns, and we believe his contribution was pivotal to the Council’s unequivocal refusal of planning permission. Money well spent!

Janice Tunnicliffe, Google Review

“Owen’s knowledge and expertise reassured me and a full objection was prepared at pace and submitted on my behalf to the local council. The objection was carefully written, demonstrating a very strong understanding of planning rules and ultimately proved successful in forcing changes to the plans that fully resolved my concerns. I’m very grateful to Owen and strongly recommend his services.”

Mike Oliver, Google Review

“I found Owen to be very experienced, direct and to the point. He created the draft objection letter in just a day or two, and following our review he issued the letter to the council on our behalf. He is clearly very experienced in matters of planning and objecting to such plans. He felt we had a very strong case, and so it proved – we’re very pleased to say that the objection was successful.”

How It Works.

Starting a planning objection can feel overwhelming. Objection Experts makes the process clear, focused and straightforward. Our approach is carefully structured so that every objection is properly presented, professionally argued and given the strongest possible impact. Here is how the process works:

Planning Objection Experts

I Know What Persuades Planning Officers Because I Have Been A Planning Officer!

Objection Experts is led by me, Owen Hoare, an RTPI Chartered Town Planner who has worked inside local councils, the Planning Inspectorate, and private practice. That mix means I understand how applications are assessed, how decisions are made, and where weaknesses hide in the small print.

Since 2023, I have prepared and submitted more than 700 planning objection letters for homeowners, residents’ associations, action groups, businesses, and parish councils across the UK.

Recent Outcomes.

Up to date with the August 2026 NPPF

On 17 August 2026 the Government replaced the National Planning Policy Framework with a completely rewritten version, the biggest change to national planning policy in over a decade. Paragraph numbers are gone, replaced by policy codes (Policies S3 to S6 for the presumption in favour of sustainable development, GB1 to GB8 for Green Belt, F1 to F9 for flood risk), and the new Framework applies to every decision made from that date, including applications submitted under the old rules.

An objection citing an outdated paragraph number tells the case officer it’s out of date before they’ve read the argument. We’ve rebuilt our case strategy around the August 2026 Framework, so every objection we draft cites the policy that will actually decide your case.

Common Questions.

Do you cover my area?2026-03-29T09:55:56+00:00

Yes. We work with homeowners, communities, and businesses across the whole of the UK. Planning policy is national, and we research the relevant local policies for your council as part of every objection.

Can I write a planning objection myself?2026-04-05T19:46:09+00:00

You can, but planning officers give more weight to objections that reference specific policies, standards, and material planning considerations. A professional objection written by a planning objection consultant speaks the language that decision-makers use, which is why it carries more influence than a personal letter.

How much does it cost?2026-03-29T11:39:35+00:00

Fees typically start from £350+VAT. We provide a fixed, up-front fee after reviewing the application. This ensures that we can put the right amount of time into your specific planning objection. There are no hidden costs. The initial consultation is free and there is no obligation to proceed.

What if my consultation deadline is only a few days away?2026-03-29T08:42:09+00:00

We regularly work to tight deadlines, including delivering planning objections on the same day in some cases. If your deadline is urgent, let us know when you get in touch and we will prioritise your case.

What is your success rate?2026-03-29T12:43:23+00:00

Over 60% of the applications we submit planning objections to are refused, withdrawn or altered to our clients satisfaction.
