Up to date with the August 2026 NPPF
On 17 August 2026 the Government replaced the National Planning Policy Framework with a completely rewritten version, the biggest change to national planning policy in over a decade. Paragraph numbers are gone, replaced by policy codes (Policies S3 to S6 for the presumption in favour of sustainable development, GB1 to GB8 for Green Belt, F1 to F9 for flood risk), and the new Framework applies to every decision made from that date, including applications submitted under the old rules.
An objection citing an outdated paragraph number tells the case officer it’s out of date before they’ve read the argument. We’ve rebuilt our case strategy around the August 2026 Framework, so every objection we draft cites the policy that will actually decide your case.

You can, but planning officers give more weight to objections that reference specific policies, standards, and material planning considerations. A professional objection written by a planning objection consultant speaks the language that decision-makers use, which is why it carries more influence than a personal letter.
Fees typically start from £350+VAT. We provide a fixed, up-front fee after reviewing the application. This ensures that we can put the right amount of time into your specific planning objection. There are no hidden costs. The initial consultation is free and there is no obligation to proceed.
